The Auction Process
​1. Property Assessment and Presentation
It all starts with a professional, in-depth property evaluation. Your dedicated auction broker from Alta Realty and Auction will visit your property, list its key features, and capture detailed photos of both the interior and exterior. We then prepare a comprehensive value assessment, giving you a clear understanding of your property’s market standing and what you can expect on auction day.

2. Securing the Exclusive Mandate
Once we agree on a confidential reserve price—one you’re happy with and that we believe is attainable in the current market—we sign an exclusive mandate. This reserve price remains undisclosed to ensure competitive bidding. Typically, our mandate is for 90 days post-auction to finalize any remaining negotiations. However, if the reserve price is achieved or exceeded on auction day, our job is done right there! During the lead-up to the auction, we’ll present any written pre-auction offers that come in.
3. Preparing the Bidder’s Pack
To ensure transparency and equip bidders with all the necessary information, we conduct comprehensive due diligence. This allows us to assemble an all-inclusive Bidder’s Pack that contains key details like legal property descriptions, zoning certificates, building plans, local rates, and more. With this information, bidders can make informed decisions when auction day arrives.
4. Strategic Marketing Campaign
Our marketing efforts begin roughly six weeks before the auction. Alta Realty and Auction partners with top-notch printing companies to produce eye-catching on-site and roadside boards for maximum visibility. Simultaneously, we launch targeted email and SMS campaigns to thousands of potential buyers in our database, ensuring your property gets the exposure it needs. During this period, we’ll also accept any written pre-auction offers and present them for your consideration.
5. Auction Day – The Main Event
At Alta Realty and Auction, we offer both live onsite and timed online auctions to give your property the best possible exposure. Live onsite auctions allow bidders to connect with the property in person.​
